86 modular townhomes under construction on East Walnut Avenue

The Village at PCH will bring one-, two-, and three-bedroom units to 917 E. Walnut Ave., aiming to fill the gap between traditional affordable housing and higher-priced homes.
A new housing development is taking shape at 917 E. Walnut Ave. The Village at PCH will bring 86 modular townhomes to Lompoc, with completion expected by spring 2027.
The project uses modular construction and private investment to create what developers call attainable housing for residents who fall between traditional affordable housing and higher-priced homes. The development will include one-, two-, and three-bedroom units designed to serve young professionals, seniors, and families.
Parking and Affordability on Residents' Minds
The project will include designated parking and outdoor amenities. Some residents have raised questions about whether parking will be adequate and whether the homes will be affordable for local workers. Developers say they are considering partnerships with Vandenberg Space Force Base and local hospitals to help address workforce housing needs.
According to the City of Lompoc, seven active residential projects are currently in the pipeline. The most recently completed project brought 257 single-family homes at River Terrace. The city's Housing Element outlines plans to accommodate 2,248 new housing units through 2031, with about 500 additional units having received planning and land-use entitlements for future development.
